    Paul Zarian

    Managing Director, Hines

    Paul is responsible for development and acquisitions for Hines in North Carolina. In this role, he provides market leadership to determine investment strategy, coordinate with Hines’ functional experts and internal funds, and source, capitalize, and execute Hines’ projects across all product types. Since joining Hines in 2016, Paul has been involved in the development and acquisition of more than three million square feet of property across mixed-use, multifamily, office, and retail product types totaling over $1.5 billion. He has led the execution of the firm’s village creation strategy which culminated in the delivery of the first phase of Fenton, a multi-phased, vertically integrated mixed-use village in Cary, in addition to a number of other developments and acquisitions throughout the state. Prior to opening Hines’ North Carolina office, Paul was involved with the development of Hines’ multifamily and mixed-use projects in Florida. Paul holds a Bachelor of Science in Economics from Duke University and a Master of Business Administration from the Wharton School of the University of Pennsylvania.

    Mary-Ann Baldwin

    Executive Director / VP, Community Relations, Cooper Charitable Foundation / Cooper Tacia

    After serving for 10 years on the City Council, Mary-Ann Baldwin now serves as the Mayor of Raleigh. She has been active in the A/E/C industry since 2003, having worked in professional services marketing for Holt Brothers Construction, Barnhill Contracting, Stewart Engineering and Mulkey Engineers & Consultants. She is the co-founder of Innovate Raleigh, which serves as a catalyst for innovation and entrepreneurship in the Triangle region, and is an advocate for housing affordability and transit. She also serves as Executive Director of the Cooper Charitable Foundation, which provides housing stability grants to people in need of financial support.

    Carolyn Coia

    Vice President of Real Estate, Research Triangle Foundation of North Carolina

    Carolyn Coia is the Vice President of Real Estate for the Research Triangle Foundation of North Carolina, the managing entity of Research Triangle Park. Since joining the Foundation in 2016, Carolyn has played a pivotal role in advancing the organization’s real estate development initiatives, overseeing the pro forma, design, and delivery of over 750K SF of office, laboratory, and retail space. Her work has included project management and tenant coordination for high-impact developments such as Boxyard RTP, an award-winning cargotecture destination, as well as leading major development RFPs across construction and master planning. Carolyn also leads the ongoing execution of the Foundation’s mixed-use master planned downtown, Hub RTP, across 100 acres representing up to 6M SF of future development potential. With a strong foundation in feasibility analysis, due diligence, and strategic implementation, Carolyn has helped reposition the Foundation’s real estate to drive long-term value and operational sustainability. Before joining the Foundation, Carolyn worked in private equity-backed companies, where she gained deep experience in financial modeling. She holds a B.S. in Finance from Indiana University of Pennsylvania and serves on the Board of Directors as Governance Chair for the Research Triangle High School, a top performing charter school in the Triangle.
